Stays over 15 days = -5% discount
Stays over 1 month = -15% discount
Recurrent booking = -5% discount
Early Booking 365 days before the day of arrival = -5% discount
All discounts can be granted at the same time. The discounts are not applicable during promotion periods that already include a discount ( last minute discounts, for example ) that is at least as much as the discounts that would otherwise be applicable.
Deposit : Payment by Cash, Bank Transfer, Credit/Debit Card of 50% of the total price to confirm the reservation. And the remaining amount in the 60 days before arrival.
TERMS & POLICIES
✔ All reservations is non refundable.
✔ Guest Friendly - Extra people are NOT allowed.
✔ Check-in from 15h00 ( 3h PM )
✔ Check-out until 10h30 ( 10h30 AM )
✔ Early arrivals and late departures can be requested but cannot be guaranteed (fees may apply).
✔ Caution Security Deposit : 30.000 THB / 800 EURO / 900 USD / 7.500 HKD / 6.000 RMB by Cash or Card. ( The caution will be refunded, in the currency given, in full, upon the departure of all guests provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted. )
✔ Water is included.
✔ Electricity is not included : 12 baht per kwh.
✔ Pets is not permitted.
✔ Smoking is not permitted in the villa (bedrooms, living room, ...). Smoking is permitted on the exterior/balcony/patio of which there are ashtrays.
✔ Guests are required to show a passport with visa or entry stamp identification upon check-in. The main guest of the reservation must to be present at the check-in.
✔ Linen and Towels are provided at the Villa. We have adopted a “Save the Planet” eco-policy, so the towels are changed every three (3) days. Full cleaning including linen are changed every six (6) days. If more frequent changes are required, there may be extra charges.
✔ CCTV, Smile, you are on camera in the exterior enclosure of the villa. The legislation asks us to provide proof in the event of a problem ( accident, damage, event) The staff have No access and NO camera inside the villa.
✔ The Villa contains several precious contemporary and antique art pieces. This collection is part of the uniqueness of the villa. Guests must be aware of the unique nature of these works of art and antiques and be especially cautious to avoid any damage. Any damage to artworks and antiques during the rental period will be the responsibility of the Lessee and any damages incurred by the Lessor will be set off against the aforementioned security deposit and if these damages exceed the amount of the security deposit the Lessee shall be liable to compensate the Lessor for the difference.
✔ All interior furnishings and furniture must remain inside the villa, and only exterior furnishings and designated outdoor furniture may be used for external purposes.
✔ Note about Electricity: The only unknown expense is the Electricity. Unfortunately during period all inclusive, we noticed that customers do not play along : some people keep windows opens with air conditioning working including during extended absence to visit, keep all lights switch on during all the night,.... Thus, we have revised our prices down to let you pay only your own electricity consumption, almost as villa rentals worldwide.
However, in Thailand, electricity is 99% linked to your air conditioning consumption; and the villa is equipped only upscale air conditioning DAIKIN INVERTER allowing to save electricity consumption.
✔ Note about the Parking: Car - Motobike parking can not be done inside the villa. However, close the wall of the villa, only 1 meter of the door, you have parking aera under CCTV video surveillance 24/24 within the enclosure of the secured village, in front of the security gate.
✔ Note about Guest Friendly - Extra People: Only the number of people stipulated in the rental agreement may reside in the property as guests. Adults and Children cannot exceed the number of guests allowed. If the Lessor or Lessor's representative finds that the number of people staying at the Property exceeds the number of registered guests, the Lessor or Lessor's representative may, at his or her absolute discretion, ask the extra person or persons to either pay the applicable additional charge as per the published rate or to vacate the property forthwith. The cost for extra people is 20.000 THB per person per night.
